A rooftop garden transforms a concrete dead space into a communal oasis for office workers or residential dwellers. Planners and BREEAM recommend roof terraces for its benefits to sustainability, energy savings, public wellbeing and the city roof-scape; and estate agents say it increases property values. Rooftop gardens – the crowning glory

A rooftop garden is the crowning glory for any residential or commercial development.

Completed in 2020, these three roof terraces pictured, topping the £32.5m refurbishment of Carolyn House in Croydon, give occupants 737m2 of exclusive recreational space.

The P&P team built everything from the waterproofing, insulation, pedestal paving, through to planters, seating and planting… even a slate-top bar and 7.5m2 outdoor cinema screen.

Rooftop gardens – the benefits

Apart from the obvious benefits for residents, rooftop gardens offer a host of benefits for property developers, building owners and the environment.

BREEAM (Building Research Establishment Environmental Assessment Method) states that living roofs can:

  • Reduce a building’s energy consumption
  • Reduce the urban heat island effect
  • Improve air quality

Roof garden maintenance

Like any ground-level garden, if left alone, nature will soon take over. Different types of roof gardens require different maintenance regimes. P&P recommends the following maintenance plans:

  • Roof gardens with low maintenance extensive or sedum require four visits to inspect and tend per year.
  • Roof gardens with intensive or mixed planting require monthly visits to inspect and tend.
  • Roof gardens with lawns require fortnightly visits to inspect and tend.
  • Maintenance requirements include: inspection of the paving, drainage and irrigation systems; removing detritus, fertilizing; weeding; pruning; replacement planting or seeding; and pest control.
